Number of apartment contracts signed in Manhattan per month
Manhattan recorded 762 apartment contracts in December 2025, marking the strongest December since 2021. For the year, the island saw 5,385 residential apartment contracts, a 2 percent increase over 2024 and a 12 percent rise compared with 2023. January is typically the slowest month for contract signings, and this January appears to be following suit.

Across New York City’s core neighborhoods, the year’s top-selling buildings by total dollar volume were largely driven by new development condominiums, reflecting both scale and inventory depth. Many of these leading projects have been in market for several years and are now nearing sellout, signaling sustained buyer demand. Among the fastest-moving developments in 2025 were One Domino Square, 255 East 77th Street, 140 Jane Street, and 155 West 68th Street, which together generated close to 100 signed contracts over the year.
By contrast, the highest price-per-square-foot benchmarks were set not by the largest developments, but by properties appealing to ultra-high-net-worth buyers prioritizing prime location, architectural distinction, and exclusivity. Among buildings with at least two recorded sales in the past quarter, 220 Central Park South continues to set the standard, joined by Billionaires’ Row and Midtown icons such as Aman Residences New York and Central Park Tower. Co-ops are notably underrepresented in these rankings, as many of the city’s most prestigious buildings transact infrequently and often do not publicly report square footage, limiting direct price-per-square-foot comparisons.

The geographic footprint of New York City’s top residential deals continues to evolve, extending south and west beyond the traditional enclaves surrounding Central Park. The West Side waterfront has emerged as a compelling focal point for ultra-luxury demand. Earlier this month, The Real Deal reported that an undisclosed buyer entered contract to acquire multiple residences at 80 Clarkson for a combined $129 million. Because the West Village/Hudson Square development does not publicly report contract activity, the transaction is not captured in this dataset.
Farther north along the Hudson River, momentum has translated into reported results. At the under-construction 140 Jane Street, the city’s largest disclosed contract of the year was signed in August 2025—a six-bedroom penthouse priced at more than $9,100 per square foot. Should the residence close at its $87 million asking price, it would set a new record for the most expensive Downtown apartment sale to date, subject to confirmation of the 80 Clarkson transaction.
